Q: Why are the properties discounted so much on this site?  Why don’t you just keep the best deals for yourself?

A: Our investment properties on this site are HEAVILY discounted by as much as 20-50% off retail (MLS) prices.  Our strategic & proprietary marketing & targeting platform systems are state-of-the-art and we use the latest technology and software available today- Plus, we have a massive marketing budget that other providers can not match or even come close to matching!  We not only spend considerable marketing dollars to attract hundreds of motivated sellers each month, but also receive a ton of referrals from satisfied customers, family and friends who have done business with us throughout the years.  Our reputation is very important to us and our integrity is second to none in the Pittsburgh market.  We are experts in locating and marketing to homeowners who are in need of a fast and seamless CASH transaction- typically those that need to sell their property fast.  Often times our leads come from those facing awful hardships like foreclosure, divorce, work relocation or other motivating circumstances, and we are able to service their needs with a SOLUTION to help them out by buying their house quickly for cash… which is a win-win.  Considering we do not pay any junk  fees, commissions or middleman fees, we are able to transfer title at a SIGNIFICANT discount, then pass those savings and discounts along to you, our investors.  We buy hundreds of properties each year and sell hundreds of properties each year as well!  Our properties often move within hours as we have established a strong working relationship with many local and out of state cash investors from all over the World.

Q: How are the properties on this site different from ones I’d find on the MLS?

A: Pgh Cash Listing properties are vetted by our professional team of experts who specialize in OFF MARKET properties with BUILT IN EQUITY.  You won’t find real estate deals discounted as deeply as ours on the MLS and you won’t pay those middleman fees or commissions either . The MLS is the “Multiple Listing Service.”   The MLS is mainly a retail selling option where real estate agents and Brokers list properties for sale at RETAIL prices PLUS they take a commission or fee for their services.  We work directly with the home owners to find a solution that helps solve their problem more quickly and much less costly than listing and selling via a Realtor on the MLS- oh, and we do not charge ANY FEES OR COMMISSIONS so our acquisition cost is much much lower than any offerings you will find on the MLS- this is why investors LOVE US!

Q: Can I use bank financing to buy these properties?

A: We specialize in FAST deed transfers and typically only work with investors, companies or individuals able to fund our deals in cash.  As you have probably heard before- CASH IS KING!  We seek out entities or individuals looking for investment properties that are paying in cash or self directed IRA’s who can close very quickly. However, if you are pre-approved with a bank and can close quickly, we will consider all offers. If you need financing to buy a property we have in inventory that you see on our site, contact us immediately and we can connect you with lenders that we have worked with before and can close quickly.

Q: How do I make an offer on a property?

A: Simple, head over to our Contact Us page and send us an email or give us a call. We normally take offers on a first come first serve basis or offer a one day opportunity to preview and place a bid among a select pool of qualified investors.  Calling us is often the fastest way to ensure your bid or offer is executed in a timely fashion. Once you connect with us and you want to purchase the property, we’ll require a earnest deposit to secure your offer on that property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.  Our goal is 100% complete and total satisfaction from start to finish across all parties involved in any transaction.

Q: How often do you add new investment properties to the site and VIP Buyers List?

A: DAILY!  We are always sourcing new investment properties… and add new properties to our portfolio weekly or as fast as our team can add them to the site on a continual basis. So, check back often as our properties tend to sell very very quickly.

Q: Do you charge any fees to buy or sell a home?

A: We don’t charge homeowners any fees to help them find a solution. We purchase properties at win-win prices. When you buy an investment property from us, we buy the property at a steep discount, add on our property acquisition fee which is our profit for finding and negotiating the deal… and you pay a still deeply discounted price. A win-win for all.
